Default by Purchaser: If the purchaser at Auction fails or refuses to deposit the remaining balance of the purchase price for the Property up-on confirmation of the sale, such sale shall be null and void and of no further force or effect. Any funds deposited with the Court Clerk of Noble Co., OK by such purchaser shall be forfeited as a predetermined fair and reasonable sum of liquidated damages.
